You've got a house in the Dallas area that
you need to sell - and you're looking for a buyer who can meet your needs
as quickly as possible.
Am I right? If so, read on.
I also bet you fall into one of these common
categories (check all that apply)
You tried to sell your house using an agent,
but the listing expired
or it is about to expire;
You've bought a new
home and now you're stuck making double house payments;
You're facing divorce and the payments are too high for your income
or the court has ordered you to sell;
You're relocating and don't want to worry about selling your house
after your move.
There's no equity in your
house;
You're behind on your payments
- maybe even facing foreclosure;
You're
sick of being a landlord and dealing
with irresponsible tenants;
You're
just sick of owning a house
you
no longer want.
Which of these best describes your
situation. These are all situations that can happen to good honest
homeowners. And before you know it your valuable asset is more like
a big heavy anchor.
Here's the thing... I know what you're going
through. Selling a home (the traditional way) is really hard to do.
It's pretty common for it to take 3 to 6
months just to get a contract on your property, and then another 1-3
months to get to closing - and that's if the contract doesn't fall through
(which happens about half of the time), in which case you're back to
square one.
"...It's been a
really good experience all the way around."

Whether any of the above circumstances is happening to you, I believe I
can help.
I would very much like to discuss purchasing
your house. Please notice, I'm not asking to "list your house".
I am not a Realtor, and I am not associated with any real estate agency.
However I am definitely interested in buying your house as an investment.
We're an independent real estate investment firm that has developed the ability to solve seemingly complicated
financial dilemmas... the kind that thousands of homeowners get into
everyday when they try to sell their home.
We strategically buy 7 to 10 houses per month in most areas of Dallas Fort
Worth in every price range. We use private funds that require no long
drawn out bank approvals.
Michael and Noelle's Story...
"Do you want to continue
to make payments and pay taxes for
6 months or longer?"
It takes an average of 30-45 days to get financing approved for a buyer -not to mention
the time it takes to locate a buyer to begin with.
But what if the entire
process takes longer than SIX MONTHS?
If you don't believe
that can happen to you, then listen to Michael and Noel Whitehead's
story...
"Thank
you so much Marcus for providing a different avenue for the
sale of our home."
Michael and Noel owned a beautiful
home in a beautiful neighborhood. It was one of the nicest
houses on the block and it was priced to sell!
In fact, Michael and Noel
repeatedly dropped their price in an attempt to attract more buyers.
Unfortunately that is all the
advice their real estate agent knew to give them.
After 7 months of using that
ineffective strategy, it became obvious that
the problem was not the price.
Michael and Noel's house was not
selling because there were brand new homes being built all around
them and no matter how well kept their house was, a buyer could
go just a few blocks down the street and have their dream home
custom built from the ground up!
When a buyer is faced with the
dilemma of buying a beautiful slightly "used" home at a reasonable
price or sitting down with a home builder to design the floor plan,
pick out carpet, ceramic tile, paint colors, and accessories for
their dream home...
Which do you think they will
choose?
The fact is that even if it costs
more to have a home built, a buyer will almost always choose that
option over buying a house that has previously been lived in.
There is an emotional benefit
involved that is hard to compete with.
On top of that, home builders typically offer crazy incentives and
bonuses that are virtually irresistible to new home buyers.

The Numbers Don't Lie
If you have a $175,000
house and are using a Realtor--that means almost $26,000 in commissions,
closing costs, and holding costs.
Do you think the
Realtor truly feels how quick you need to find a buyer while YOU are
making payments, paying for yard maintenance, insurance, taxes, and
utilities?
As I mentioned above, we're not real estate agents. There is a big
difference.
An agent's job is to
sell houses... not buy them!
Do you have any idea how
many houses your agent is trying to sell? I think it's safe to say
more than just yours!
Most agents have a whole
load of houses, all
over the city, that they are trying to sell at any given time. This
means the attention that your house needs might not always be there.
Which is exactly why some people conclude:
"Well, what if I just sell it myself?
After all, who knows more about the houses than I do?"
While this may be true, do you want to risk having a potential buyer slip
through your fingers, just because you're not used to walking through
every detail of a transaction?
Remember, if someone wants to buy your house, chances are they want to
close just as quickly if not quicker than you do.
If they get a feeling of uncertainty at any step of the deal, they could
switch to that "other" house in a heartbeat. The one that nice agent
showed them earlier in the week. After all, he made closing sound so
smooth and easy... he sounded like he really knew his business.
Let's face it, most folks
have never sold a house on their own before, or at the most only
once or twice. This is where I come in. I specialize in
solving problems... especially the kind you find when you're dealing with
a complex sale (like every real estate deal)!

"We bought a new home and put ours on the market. It was on the
market for nearly 4 months, causing us financial difficulties
paying 2 house payments.
I received a card from The South
Coast Group, L.P. and Mr. Marcus Curry.
After speaking to Mr. Curry, I found it most appropriate
for us to sell to his company. This took a great burden
off of our shoulders and solved our problems with the
house. I would strongly recommend his company to anyone
in our situation."

"We were moving out-of-state and were concerned
about having 2 house payments."
"After
a year's worth of keeping our home in showable condition
and living in a high-growth area, we began to seriously
consider the post cards we received in the mail and watched
the commercials a little more carefully.
We were moving out-of-state and
were concerned about having 2 house payments. We phoned Marcus
and he met with us the next day to answer our questions.
Marcus was courteous and thorough when answering all of our
questions. We closed within 2 weeks and moved with some peace
of mind."

"We started out using a Realtor with
Century 21 and found that we were having a hard time getting our
house shown. It seemed to be a long drawn out process. We saw
the 'WE BUY HOUSES' sign and contacted Marcus.
Once our contract
was up with Century 21 we closed on our house within a few days
with The South Coast Group, L.P. This was very quick for
us as we were hoping for a quick sale because we are relocating
back to East Texas with a job.
We will definitely refer Marcus
and The South Coast Group, L.P. to anyone we know selling
a house.
It was a quick and easy process and
we feel really good about it."

"I was selling because it was too hard for me to make the
monthly mortgage payments. I had been trying to sell for 6
months with my Realtor. My Realtor could not sell the house.
I
found out about The South Coast Group, L.P. from a
postcard in the mail. Marcus met me on Sunday 2/9/03 and we
closed on 2/11/03. Marcus was very helpful and speedy."

Some people lose patience and move to the new
place, wishing and hoping their house will sell in a month or so.
First of all, if it hasn't
sold by now with you keeping it all spruced up and pretty, why in the
world would it have a better chance to sell vacant? Not to mention
the worry. Are the little neighborhood angels climbing through the
kitchen window, with their sledgehammers and spray cans?
Not only that, but you'll
have double house payments. If you're like most people,
that's a little hard to swallow. Plus there's the possibility you
might not qualify for that new home with this one hanging over your head.

Which way do you turn?
An agent with hundreds of other listings to handle? Selling yourself
and sweating out financing details, lost deals, last-minute closing
"surprises"? Moving out and hoping you don't get some midnight call
telling you to get to your vacant house... fast!
I can offer a solution, a way out of your
dilemma.
How does a quick sale
sound to you? If your property qualifies, I guarantee that I will
have a written offer to you within 48 hours after I see it. I'll
explain everything to you in as much detail as you want. I will be
direct, clear and honest in all our discussions and arrangements.
If you and I come to an agreement, I can pay all cash with no contingencies
and close in a few days if needed. I'll handle all of the paperwork
and make all of the arrangements. Best of all...
You can get on with
your life!
I don't know your particular
reason for selling, but I do know how to get your house closed as quickly,
and as professionally as possible. Because I work with private
funds, I can usually do so in as short a time as 5 to 7 days.
After all, let me be upfront with you, as long as I can make a profit, and
solve your problem in the process, I'm ready, willing and definitely able.
If you want an alternative
to the stale, conventional ways of selling your home, pick up the phone
and call me now! You have everything to gain and nothing to lose!
Sincerely,
Marcus Curry, Acquisition Manager
The South Coast Group, LP

I agree to purchase your house it is a serious matter and
I treat
it as my own.
"The South
Coast Group, L.P. worked successfully with me in selling and
closing on my home. I tried other home buyers, but without any
success.
This was done quickly and in a professional manner. Mr. Marcus
was very helpful with a rapid sale of our home. Again, thank you
